An Overview

Indirect investors are those who access a market by investing through a collective investment fund as opposed to purchasing an asset directly in their own name.

We work in association with Stirling Mortimer Ltd, who have successfully launched a number of property funds that are listed on the Channel Islands Stock Exchange. Only accepting investments through FSA regulated advisors, these funds allow investments from a number of sources, most notably all UK pension funds, Individual Savings Accounts and Personal Equity Plan transfers, as well as individual investors, into the residential property market.

The funds are structured as a Protected Cell Company (PCC) where each Cell has a specified investment strategy as detailed in the Principle Memorandum and Offer for Subscription documents.

The funds operate as Qualified Investor Funds where there are certain requirements that must be met prior to an investment being accepted. We only accept investments introduced to the funds through regulated financial advisers where we can confirm that professional independent advice has been given.

An Introduction to Open-Ended Funds

An open-ended fund allows investors to either subscribe or redeem their investment on a predetermined basis at the net asset value of each share. Whilst the majority of equity-based funds allow for immediate trading, it is not unusual for a property funds to only allow shares to be redeemed on a monthly, quarterly or annual basis.

Open-ended funds can be targeted at providing investors with income and/or capital growth.

An Introduction to Closed-Ended Funds

A closed-ended fund does not have a ready made secondary market. This means that an investor may not be able to redeem their investment until the fund has disposed of its assets and been wound up. It is our intention where possible to only release Investment Funds to the markets that offer investors an element of capital protection and the opportunity of a reasonable return. These funds are designed with comparatively short-term investment periods offering potential returns, which are well removed from the usual property fund routes.
